Did you know that a well-taken photos of the propierty will increase the number of reservations?
This is not surprising: guests choose with their eyes. The title and description are considered second. The quality of the photographs and the focus of the visual presentation of the property in the advertisement is the most important. You can increase the price per night simply by improving the quality of the photos in your listing.
We will consider two aspects of preparing high-quality photographs for the successful presentation of a residential property: technical features and the informational component.
Technical features
- The resolution must be 1024px x 683px or higher, the heavier the photo the bette
- All photos should be uploaded in horizontal format
- Make sure the photos are bright without parts that are too dark
- Well-focused throughout the entire photo area, the close-up shot must be as sharp as the distant shot
- The photos must have high contrast
- Don’t forget to adjust the white balance in order to achieve a natural look for the colours in the picture.
Informational component
1. Preparation of the area
Make sure everything is neat and organised before shooting any pictures. Think about these suggestions:
- Clear the clutter: Remove personal items and anything that doesn’t contribute to the aesthetics of the place.
- Decorate with subtlety: Add decorative touches like plants or cushions, but without overcrowding the space.
- Benefit from natural light: Open curtains and blinds to let in daylight, creating a warm and welcoming atmosphere.
Important: all the objects that appear in the photos (those that represent services) must be present in the accommodation. This will help you maintain a high rating from the guests.
Just imagine you have a job interview, you arrive at the accommodation with the confidence that everything you need to get ready (like shampoo, iron, hairdryer) is there, and… they aren’t, and you also don’t have the time to go out and look for them.
2. Equipment
A good smartphone camera can be enough. If you have access to a DSLR camera, even better!
- Camera: Ideally one with manual exposure correction settings.
- Tripod: Helps stabilize the camera and avoid blurry photos, especially in low light conditions.
- Lenses: Wide-angle lenses are ideal for taking pictures of wider areas if you are using a professional camera. Don’t use a “fish eye” lens for the entire session, but it might be helpful for some photos.
3. Photography Techniques
- Wide shots: Capture the entire space, showing the layout and the overall feel of the room.
- Important details: Focus on the elements that make your property unique, such as a fireplace, a well-equipped kitchen, or a beautiful bathroom.
- Avoid using flash: Natural light is more attractive. Turn on the lights in the accommodation to demonstrate the lighting.
4. Composition and Angles
- Find the best angle: Experiment with different perspectives. The corners of the rooms offer good views.
- Horizon: Check that the horizon in the photo is not tilted and all the lines are straight.
- The view: Take the photos with the curtains open to show the view from the window.
- Include the exterior: If you have a patio, balcony, or panoramic view, don’t forget to capture them. These characteristics can be a great attraction.
How many photos should I upload?
The number of photos in the ad depends on the size of your accommodation. You need to upload photos of the living room, kitchen, dining room, each bedroom, and each bathroom. It would also be good to add photos of amenities and common areas, parking, and access for people with disabilities.
The correct sequence is from general to specific. First, upload the photos that provide more information about the accommodation, such as the living room, then the bedrooms, kitchen, and finally the details and common areas.
